Clearing the Title Commitment

Once the title commitment has been prepared copies are sent out to the buyer, seller and/or their agents along with the buyer or borrowers mortgage company if applicable.


The settlement agent brings any problems or discrepancies which may be discovered to the attention of the appropriate parties so that they can be addressed and or corrected. The title company coordinates with the seller and or his agent the handling of obtaining certifications for items such as tax, water, sewer, and trash. In addition they coordinate the obtaining of seller payoffs for mortgages, judgments and home equity loans. While each closing is as unique as the people attending it and the properties being conveyed, much of the behind the scenes work if fairly commonplace for the title agency. One of the main jobs of the title agency office is to facilitate the cooperation, coordination and compliance between all the parties involved in the settlement. Everyone focused on the same goal and working on the same page makes for a happy and stress free settlement.
